Real estate investing has literally changed my life over the last 8 years. I started off as a “flipper” but eventually graduated to a mature, Buy and Hold investor. Buying and Holding real estate has had a dramatic impact on my life and it has provided me with what we call “passive income”. It’s certainly not Get Rich Quick by any means but it is a very sure way to long term wealth accumulation.

When it comes to real estate investing most people learn the business from the expensive, and frustrating School of Hard Knocks. Truly, it’s no way learn anything, especially real estate. A much better way to learn to invest in real estate is:

Step 1 – Learn the basics of your industry on your own first.

Step 2 – Find a mentor who cares about your success and meet weekly to review your progress.

Step 3 – Embrace “modeling” which is a fancy term for applying proven systems to your business. This is important for every aspect of your business from finding deals to renting them to qualified tenants.

Step 4 – Take action and don’t be afraid to make a few mistakes.

If you follow this advice early on, you will better off, guaranteed.

Trying to do this business on your own can be scary, risky and intimidating. Ask me how I know!

You need a mentor or maybe if you are anything like me, you need an ARMY of mentors! Mentors can cut years off of your learning curve and save you tons of headaches. Here is an example of how a mentor helped me.
I always hear how “RISKY” real estate investing is and to be quite honest with you, I disagree. Sure, wild erratic purchases of war zone properties that are 120 years old and sat vacant for a decade, YEAH, that IS risky, like gambling in Vegas, maybe worse. BUT, buying quality built, newer homes in areas of economic growth is about as safe as investing in CD’s but with these houses you can actually make 6% – 10% a year on your capital, and that’s just cash on cash return.

 

It really comes down to three things in real estate and if you’ve got these, you’ll be just fine:

# 1 – The Right Houses

# 2 – The Right Team

# 3 – The Right Systems

 

It’s that simple friends, but the glitch is that it’s all easier said than done. I’ve spent my entire adult life investing in real estate and throughout the last 8 years have developed a team and a system that produces predictable outcomes for my clients, and myself.

The system is built on the philosophy of:

* Safety First

* Cash Flow Second

* Growth Third

  2. Hello, I will first start off I located you guys from the biggerpockets sight….great way to market yourself.

    Anyway I have been studying Real Estate investing for a few years, and it’s starting to make my head spin. I am constantly thinking about Real Estate in general, more importantly how to get into it. Have at one time taken the step to becoming an agent myself, but got distracted along the way and now considering it as a form of gaining financing to start investing.

    Though I feel doing that might not be the direction I want to go. I want to flip homes and own rentals, I currently work for a property management company as a maintenance Technician but don’t for see this as what I want to do for the rest of my life and I don’t. I do feel that this is a huge benefit that I can bring to the table and use to my advantage because I am around it all the time.

    I truly believe that I have all the passion to be successful along with the drive as stated above. And like most people I want to do this and have NO money such as 20% to put toward a down payment so Creative Financing is a must.

    I hope to meet some cool people and friends along the way along with helping the community.
